We will rent the flat from you, we will pay a guaranteed monthly rent in all circumstances and you leave all your worries to us. We enter into direct contracts with subtenants. You need not worry if the subtenant fails to pay the rent, or your flat remains unoccupied for a while – we bear the risk. We offer this service mostly for premium properties in the centre of the citry, near metro stations or for newly contructed units.

Buying a property is a safe investment with long-term growth, but also involves a lot of worries associated with its renting. How to properly furnish the flat? How to take the right photos of it? How to choose a reliable tenant? What about repairs? How to deal with bills and tax returns? What to do if the tenant destroys something or stops paying the rent but does not want to move out?
We bear full responsibility and risk. We will rent the property from you and we will deal with all issues including complaints and claims in case of new buildings. You regularly collect the agreed monthly amount. You do not have to worry that you will not have the funds to make your mortgage payment and your investment will be well taken care of even if you are on the other side of the globe.

We have to deal with the occupancy of the flat and you need not worry about whether there is a subtenant in the flat or not. Each month you will receive the agreed sum to your account.
How do you check the tenants?
Unlike most of our competitors, we check any future tenants in bank and non-bank registers and in the register of foreclosures and insolvency debtors. We always get to know each tenant in person first; we want to know, for example, where they work and what interests they have.
Who will pay owners association fees and utility bills?
Fees to Owners Associations remain up to the owner of the flat. Upon agreement, we can send the fees on your behalf.
We always recommend transferring energy charges (gas, electricity) to the tenant. The tenant then reimburses most of these costs together with the rent in the form of a deposit for the services provided.
What if we manage to sublease the flat for a higher price than previously agreed?
It’s simple – we will share the amount in excess of the guaranteed rent with you. For example, if the agreed amount is CZK 20,000, we would send you CZK 17,000 after deducting our commission. But if we rent the flat for CZK 25,000, we will send you CZK 19,500. The procedure is the same even if the price of the sublease increases over time
